Last night, my ceiling on the second floor started to leak. When I awoke this morning, it had dripped through the wall to my first floor ceiling. DH thought it was the a/c pan on the roof. I called Alternative Heating and Cooling from the 85239 listing and they were out within a few hours. Avnel, a very pleasant man, climbed on the roof and discovered the problem.

It seems that at some point before we moved in (this house was brand new) someone had leaned into the drip pan, bending it down the center. Then debris accumulated and the moisture had no where to go but into the house.

It has been three years since the a/c was installed so it is out of warranty. I am sharing my story so that other homeowners will consider having their rooftop units inspected and cleaned out to prevent this from happening to anyone else.

We recently had our one year inspection in our home and found that some of the blown insulation had blown into our drip pan also. We were told (by the builder) that this is a common problem when you have high winds outside. We actually had no insulation anymore above the bedroom as it has blown to other places in the attic area. It does need to be checked or else it can become clogged and the same thing can happen that did at your house.


The builder replaced some of the blown insulation with the batting kind....

we had something similar.

One of the bedrooms in the front of the house was always the hottest room in the summer and the coldest in the winter. We really just thought that it was "just one of those things" and we'd just deal with it, figuring that the heater/ac just couldn't work for every nook and cranny in the house.

Well, last summer, We put a thermometer in the room and discovered that it was almost 20degrees hotter in that room than the rest of the house! We couldn't imagine the additional stress being placed on our ac unit. So we called out an ac company they got up in the attic, said the ac was perfect, but that one entire wall of this bedroom (which was on the sunniest side of the house) and ZERO insulation in it whatsoever. Luckily, it was just before our 2 year warranty was up on the house and the builder took care of it (after much himming and hawing actually, I kind of had to fight with them). In the end, the builder said "well, sometimes the subcontractors don't do such a great job." To which I replied "that sure makes me feel better about my house, don't you think?"

this summer is much more bearable in that room now

Boymaker,

Did you already have it repaird? If not contact your builder, if they are still in business, anyway. There is an 8 year latent defect law that may cover this item. Usually the builder is supposed to have an opportunity to inspect and fix it first before you have someone else work on it, but you can call to see what can be done.
