Hi everyone!

My husband and I are planning to rent out our house due to a dire health situation of mine and we are now having second thoughts because we are hearing horror stories about tenants trashing homes and the home owners incurring thousands of dollars in damages.  We will be screening VERY carefully, however we are still petrified of this happening to us, though the other option (staying in maricopa) will mean me being homebound for years to come until we can sell or there is public transportation.  We're really in a quandry and don't know what to do.  For those of you that have or are renting your house out, can you share your experiences?  I'd appreciate it.

While screening your prospective tenants..it may not be enough...

I have seen some nightmares first hand with some of my out of state customers that were renting their homes out...I"m not sure what the privacy legalities are...but I would put it in the lease agreement that a monthly inspection of the interior is to be expected...

I hope it works out for you and wish you "God Speed" for your health issues.....

In one word - BAD!

We have a small rental house in CG. In four years, we've had to evict THREE tenants! Yes, one group each year. They start out paying ontime and all is well. Then after about six months - something comes up - one of them gets sick, laid off, loses disability WHATEVER reason they can come up with. So that month, they're late... and the next month... and then they can't pay the next month at all...until you finally evict them. Which means they've lived in your house for three or four months for free! The last one was such a PIG. I threw out the stove and fridge vs cleaning them. It was that bad. Thankfully, other than needing new appliances, paint and carpeting, they didn't destroy the house.

My son is now living there. I figure if I have to end up supporting a freeloader - at least this way, it's family! So far - he's been paying on time

Very bad experiences from Section 8 lady, yeah right, kicking in my furnace and having unauth pet to gentleman yeah right, installing a sat. dish and huge wires and running a casement window and cutting a huge circle in a wall and not caulking same against the weather, to tenants insisting that I cover maintenance on stopped up toilet...not.

 

Most of these had good credit going in.  One of the things to screen for is good credit.  And call the past landlords to see what type of tenant. 

 

Have an iron clad lease...deal with plumbing stopups clearly in the lease.

Good luck...mine was also like Fdoodles experience with the payment.

 

Just when things seem to be going well, bam! you are hit with another problem.  No relaxing at all.


Some people will do anything to get elected!
