A friend is looking for a 4 BR house in Maricopa, preferably RED, in a lease to own situation.  He has a good income, poor credit.  Anyone know how to find those types of properties?

If I were a buyer, I would avoid the lease to own option. I would save the money being used to buy the option. I would get financially strong by paying off debt and eventually having atleast 20% down to get the best terms on a loan.(personally,I'd go for an all cash purchase....)

There are many homes available to rent that  a landlord may be willing to rent to him based on his income even if credit is questionable.

My answer is "NO" to Q#5 and Q#1.

Proverbs 22:7
The rich ruleth over the poor and the borrower is servant to the lender.
